YOUR BUYER ESCROW PROCESS

Here’s your deep dive into what to expect during your first two weeks in escrow, plus reminders and resources to guide you through each step. Bookmark this page it’s your go-to hub throughout your transaction.

1. Choose your inspections

Our team will coordinate and schedule all property inspections on your behalf. We’ll share a trusted list of local inspectors we’ve used successfully in the past, but you’re always welcome to choose your own inspectors.

Common inspections include:

  • Home | Pest | Roof | Pool — the most common

  • HVAC (Heat/Air) | Electrical | Plumbing | Windows

  • Well | Septic | Survey | Structural | Chimney | Mold

  • Optional specialists may include contractors, flooring experts, or painters if you’re evaluating renovation costs.

2. Deliver your initial deposit

Your earnest money deposit (EMD) must be delivered to escrow shortly after acceptance. The title company will send clear wiring instructions and contact info to confirm details.

Always call the escrow company using the verified number provided by our team before sending any wire.

3. Expect a flurry of communication

During the first week, you’ll hear from:

  • Our team and transaction coordinator (TC)

  • Your lender

  • The escrow/title company

Each will play a key role in keeping your purchase moving smoothly.

4. Access your buyer portal

You’ll receive an email inviting you to your custom AD&Co. Buyer Portal.
Save this email , it’s where you’ll find key documents, next steps, and updates throughout escrow.

5. Review disclosures and reports

We’ll create a private disclosure package through Disclosures.io where you can view:

  • Seller and property disclosures

  • Inspection reports

  • Supplemental documents as they’re uploaded
    You’ll receive an invitation via email once your packet is ready.

6. Appraisal & loan process

Once inspections are underway and loan disclosures are signed, your lender will order the appraisal.
Please pay the appraisal invoice promptly so it can be scheduled quickly.
Your lender may also request additional financial documentation — respond same-day or next-day whenever possible to avoid delays.

7. Secure your homeowners insurance

You’ll need an active homeowners insurance policy in place before closing.
We’ll provide recommended insurance contacts if needed, or you can use your preferred provider.

  • Review our Financial dos + donts below before making any major purchases, applying for new credit, or changing employment.

  • Keep an eye on your calendar timeline for contingency dates and milestones.

  • Continue to check email regularly for time-sensitive items requiring signature.

  • Once your loan is fully approved and contingencies are cleared, we’ll guide you through final signing and closing details.
