YOUR CLOSING PROCESS

We’ve made it past all the major milestones + can’t wait to hand you the keys to your new home! As we begin the last steps of your journey + prepare for the close of escrow, here are a few final details we don’t want you to overlook.

1. Review & Sign Your Closing Disclosure (CD)

If you haven’t already, please review and sign your Closing Disclosure from your lender as soon as possible.

  • Your signature starts the mandatory 3-day waiting period before you can sign your loan documents.

  • No loan docs can be signed until this window has passed—so the sooner it’s signed, the sooner we can close.

2. Schedule Your Final Walk-Through

We’ll reach out shortly to schedule your final walk-through of your new home.

  • This is your chance to confirm the property’s condition and verify any agreed-upon repairs were completed.

3. Signing Appointment Coordination

Our team will coordinate with escrow to schedule your signing appointment.

  • Signings typically occur one to three days before closing, depending on your lender.

  • Appointments can often be done in-office, with a mobile notary, or occasionally remotely depending on state requirements.

4. Estimated Closing Statement & Final Funds

At your signing, you’ll receive your estimated closing statement showing the amount you’ll need to bring to close.

  • If you have a loan, your funds will need to be sent via wire transfer (preferred for accuracy and speed).

  • If you’re paying cash or your escrow officer allows it, a cashier’s check may be accepted.

  • Escrow will give you exact instructions so funds arrive on time.

5. Loan Funding + Recording Day (Closing Day!)

Typically on the day of closing:

  1. Your lender funds the loan (sends money to escrow).

  2. Once all funds are received, escrow releases signed documents to the county.

  3. The county records the deed in your name, officially transferring ownership.

  4. Once we receive confirmation of recording, we can hand you the keys!

Note: timing varies by county. Recording often happens late morning to early afternoon.

REMINDERS

✔️ Bring Your Photo ID

  • A current driver’s license, passport, or other government-issued ID is required at signing.

✔️ Complete Any Final Contractual Documents

  • If your lender or escrow requests final signatures, please return them as quickly as possible to avoid delays.

✔️ Set Up Utilities in Your Name

  • Plan to transfer essential utilities prior to closing, including:

  • Electricity

  • Gas

  • Water/Sewer

  • Trash

  • Internet/TV

  • Solar (if applicable)
